Open Houses – Are They Worthwhile Having?

It’s Friday and that means Sunday is only 2 days away.  Sunday’s are known for open houses in the real estate world and if you have ever gone to an open house, you’ve likely noticed that not everyone there is a potential buyer.  So this raises the questions, are open houses outdated, are open houses worth it, and how does one recognize a potential buyer.

By utilizing a Realtor’s services you put your trust in us for our experience.  Our experience over the years have allowed us to recognize the different types of open house goers.  Typically speaking we noticed the most common attendees are: neighbors, real estate junkies, serial open house goers, potential home buyers, and the simply curious.

Neighbors:  There are 2 types; the nice neighbors typically introduce themselves and talk extensively about the neighborhood and the home.  The other type are those that are nosey and will look around without saying much at all.

Real Estate Junkie:  Some people just love real estate, and when they see an open house, they can’t drive by without going inside

Serial Open House Goers:  Real estate agents that do open houses on a regular basis have all come across these attendees.  You will meet a couple at one open house and they wind up not liking the house and don’t want to work with a Realtor quite yet.  Months later at a similar house, the same couple walks in and has reasons they don’t like this house and still won’t work with a Realtor.  Some people just enjoy going to open houses or are looking for the impossible find.

The last 2 types are the type of attendees we look for.  These are the ones that have the greatest chance of buying your home.

Simply Curious:  Every now and then, there is a home all of us have been curious about.  Perhaps we admired it, grew up near it, or possibly knew a family member who lived there.  If it’s held open, of course you want to go in and relive the past.  Although this type of attendee won’t always buy the home, in some cases they will if they like what they see.  Sometimes talking to this type of open house goer proves to be a success in making a sale.

The Potential Home Buyer:  The potential buyer is often timid, fearful of the Realtor and reluctant to make contact.  While the neighbor, junkie or serial open house goer is bending the ear of the open house host, this buyer could quite easily slip through the cracks.
